This report is e-mailed for overall convenience and efficiency. It covers all aspects of the home including structural issues, roof, rot, electrical, plumbing, heating, exteriors, interiors, and most appliances.   Some items not included are: Mold, Lead paint, air quality sampling, asbestos, security systems, pools, spas, septic systems, wells, sprinklers, vacuums, low voltage wiring, phone systems, underground tanks, intercoms. Our inspections meet ASHI & State guidelines.

Prices:

Basic home inspection for a 10 year old home, fees are $350 for a home under 1,000 s.f.,  1,000-2,000s.f.- $395,  $425 to 3000sf.,etc.  Prices very by age, condition, additions, remodels, detached buildings. Out of King County = $25 trip fee. Call for fees



Comments: We prefer seller not to be present at inspection as a courtesy to the buyer and us. Upon call-in, please leave buyers name, map/grid, age, size, and type of house. Please remind buyers to bring check at inspection.

Other inspections available:
Manufactured homes.. $350 and up
Condos..................... $295- 375 (see  * below, inside unit only, condos under $200k)
Townhouses.............. $325 up to $375 ( same as condos for common areas)

Written Pest inspection  $150

Re-inspections $125

*Common areas will be observed as much as possible at buyers request if mentioned at time of order- full home fees would apply.
